The best sod varieties for a Florida lawn trace back to university breeding programs. Here's what that research buys you, and what to ask before you commit.

The best sod varieties for a Florida lawn are almost never the cheapest grass on the truck. They are the ones a university spent a decade or two developing, then licensed to a grower who proves, field by field, that the sod matches the name on the tag. That gap between a research-backed cultivar and generic commodity sod is the quiet shift reshaping what we put down across Riverview and Brandon. Most homeowners never see it. It shows up later, in root depth and in how a lawn handles a wet August.

We install sand-bottom sod from vetted local growers, and the variety choice is the first thing our project managers settle on a site walk. Here is why the pedigree behind the grass matters more than the price per pallet.

## The shift: from commodity grass to licensed, research-backed varieties

For years a Florida lawn meant whatever St. Augustine the nearest field grew. Floratam was the default. That is changing. The varieties worth asking for now come out of named university programs and get grown under contract by farms that answer to the breeder. CitraBlue is the clearest local example, developed by UF under a research agreement with the Turfgrass Producers of Florida and sold to growers since 2019 (Sod Solutions). We cover CitraBlue in depth separately.

## What 30 years in a breeding program actually buys you

A new turfgrass variety takes a long time to exist. Most programs need 10 to 15 years, and sometimes more, just to identify a line good enough to release (Sod Solutions). The famous ones take far longer. TifTuf bermudagrass was 25 years in the making at the University of Georgia and was selected from more than 27,000 candidates (University of Georgia).

Think about what that screening removes. For every cultivar that reaches a pallet, tens of thousands got cut for rooting too shallow, browning in drought, or falling to disease. The survivors are not marketing. They are the handful of plants that beat everything else over decades of Florida summers.

CitraBlue, for instance, was in development at UF since 2006 before its public debut, and it was selected for improved shade tolerance over Floratam plus stronger resistance to gray leaf spot, large patch, and take-all root rot (UF/IFAS). Those three diseases are exactly what our wet season throws at a lawn. That is the research arriving in your yard, not as a claim, but as fewer fungicide calls.

## Which varieties actually win, and where

Enough theory. These are the research-backed cultivars we put down across Tampa Bay, matched to the yard each one fits. For the full side-by-side on sun, traffic, soil, and mowing height, read our sod variety comparison guide for Tampa Bay.

- CitraBlue St. Augustine is the default pick for most shaded Riverview and Brandon lots. It keeps a blue-green color under filtered oak canopy, mows low at 2 to 3 inches, and carries UF’s bred-in resistance to gray leaf spot and large patch. Start here if your yard has trees.
- Floratam St. Augustine is the old standard, released jointly by UF and Texas A&M in 1973. It is cheap and everywhere. It also wants six-plus hours of direct sun and gives up fast to the shade and chinch bugs that CitraBlue was bred to handle.
- Empire Zoysia is the dense, cushiony option for an active yard with real sun. It absorbs the foot traffic that thins St. Augustine and recovers from compaction, and it asks for less frequent mowing once rooted.
- TifTuf Bermuda is the sun-and-sport specialist. Twenty-five years in development at the University of Georgia, it wears like iron and heals quickly, but it needs six to eight hours of direct light and goes thin in any real shade.

Price tracks pedigree. Floratam is the budget line. The newer UF and University of Georgia releases cost more per pallet because the decades of breeding behind them cost more to produce.

## What the best sod varieties for a Florida lawn have in common

Pedigree is only half of it. A licensed variety still has to be grown right, and grown pure. This is where certification does the work most homeowners never hear about.

Certified sod, sometimes called blue-tag sod, is field-inspected multiple times a year to confirm the grass is true to its variety and free of noxious weeds and off-type plants (SodStar). It is the chain of custody for grass. The university breeds the cultivar. The license says a farm may grow it. The inspection proves the sod on your pallet is actually that cultivar and not a drifted, mongrelized version two seasons removed from the real thing.

That matters because a variety only delivers its research if it stays itself. A field left uninspected slowly fills with volunteers and off-types. The tag still says one thing. The grass says another. We would rather buy from a grower who can prove the lineage than one who asks us to trust it.

## Why our sourcing starts with sand-bottom and a real lineage

Here is the decision chain Clint runs before any of this reaches your yard. First, the sod has to be grown on sand, not muck, because sand-bottom sod matches Central Florida’s sandy soil and roots faster and deeper. Second, the variety has to be one with a known breeding program behind it, suited to the site. A research-backed cultivar grown on the wrong soil still roots poorly. The two choices have to stack.

Tampa Bay sits in USDA hardiness zones 9b through 10a, with a growing season that runs most of the year (UF/IFAS). That long season is why we install in nearly every month, and it is also why lineage pays off here. A disease-resistant, deep-rooting variety gets more weeks of Florida heat and rain to prove, or betray, its breeding. Cheap commodity sod betrays it faster.

The industry itself keeps pushing this direction. At the 2026 Turfgrass Producers International conference and field day, more than 700 growers and researchers gathered around exactly these questions of variety performance and production standards (TPI). We follow that work, and we wrote up what the 2026 conference signaled for Tampa Bay yards.

## Questions to ask a sod company before you commit

You do not need a breeding degree to vet this. You need to ask a few things and listen for whether the answers are specific or vague.

- What variety is it, and who developed it? A real answer names a cultivar and often a university. “St. Augustine” is not an answer.
- Is it certified or grown from certified stock? This is your proof the grass is true to variety.
- Is it grown on sand or muck? Sand matches your soil and drains through our summer storms.
- When was it cut? Fresh-cut sod laid within about a day roots far better than sod that sat on a depot pallet.

If a company cannot answer the first two, you are likely looking at generic sod with a story attached. Be just as wary of the opposite sell. When a crew promises a lifetime guarantee on living grass, read that skeptically. We explain why sod warranties are mostly a gimmick, because results depend on care and site conditions no installer controls after the truck leaves.

The decades of research are real, and they genuinely show up in your yard. The guarantee laid over them usually is not. Ask about the grass, not the promise. If you want help matching a research-backed variety to your site, our project managers walk the yard with you before anyone quotes a number.
